As a consultant in the wellness real estate space, I’ve noticed a pattern: a developer may invest tens of millions into a residential project. The marketing team adds “wellness living” to the brochure. They include a gym, maybe a spa and a sauna. Yet, units don’t always sell for the premium they expected.
The future of wellness real estate isn’t necessarily about more spa and fitness amenities, it’s about better biology. To realise the full potential of a wellness residential concept, we need to begin at concept stage and understand what buyers are really looking for.
Amenity-Only Wellness Isn’t Enough
High-end buyers are often experienced and educated travelers—they’ve stayed in properties like Aman, Six Senses, or COMO hotels. They can tell the difference between wellness features that are just for show and homes designed to genuinely support wellbeing. Many are already bringing wellness into their home and lifestyles.
So when it comes to investing into a wellness residence, here’s what we need to consider:
- A wellness residence owner will spend at least 90% of their time in their actual residence, not in shared spaces like the spa, so they will pay a higher value on their own residence being a place of wellbeing.
- A gorgeous spa on the 5th floor means nothing if their bedroom is flooding them with EMF radiation, their shower water is stripping their skin microbiome, and their lighting system is destroying their circadian rhythm every single night.
- Since they are paying $5M+ for properties, they’re not just looking for a gym membership. They’re value spaces that actively make them healthier.

In my opinion, it’s not just about adding healthy amenities. It’s about architectural integration. The buyers driving this market—successful entrepreneurs, executives, wellness-focused families, and health-conscious HNWIs—can already access any spa or gym they want. What they can’t find are residences designed around human biology from the ground up.
What the wellness residence owner wants:
- Homes that optimize sleep (the #1 health priority for executives)
- Environments that reduce toxic load (increasingly important to educated buyers)
- Spaces that support daily wellness rituals (not just weekend spa visits)
- Architecture that works with their biology, not against it
And they’ll pay significant premiums for it—if it’s done well.
What Does Not work: Why Some “Wellness” Developments Fail to Deliver
I’ve reviewed many luxury developments that claim to be “wellness-focused” and here’s what doesn’t work:
Architecture is finalized first, based on traditional luxury metrics
Wellness features are added later as afterthoughts
Budget gets allocated to visible amenities (the spa, the gym) instead of invisible infrastructure (water systems, EMF mitigation, circadian lighting)
Marketing creates compelling copy, but the units themselves don’t deliver the experience
The result? Properties that talk about wellness but don’t integrate it.
By the time a consultant like myself gets called in, it can too late to optimize the projects full potential. The floor plans are set, electrical is planned, plumbing is designed. Now we’re talking expensive retrofits instead of elegant integration.
Success happens when the expertise is there from concept—not brought in after construction starts. Not to mention that Wellness integration is 10x easier and more cost-effective when it happens at the concept stage.
